Basalt, Colorado, nestled in the Roaring Fork Valley, has experienced notable shifts in its real estate market, characterized by rising home values and proactive community-driven housing initiatives.
Market Trends
Recent data indicates a significant appreciation in Basalt’s housing market. As of March 2026, the median sale price of homes reached $1.6 million, marking a 51.9% increase from the previous year. The median price per square foot also rose to $940, reflecting an 8.7% year-over-year growth. However, the market has seen a slowdown in sales volume, with seven homes sold in March 2026 compared to nine in the same month the prior year. Additionally, the median days on market extended to 179 days, up from 54 days, suggesting a shift towards a more balanced market.
Affordable Housing Initiatives
In response to escalating housing costs, Basalt has launched several affordable housing projects:
Willits Housing and Community Space
The town is developing a 2.3-acre parcel known as Sopris Meadows Parcel 2E on Lewis Lane, south of TACAW. This project aims to provide affordable housing and community spaces, addressing the pressing need for accessible housing options.
Rugby Field at 16 Pitchview
Approved in March 2025, this development near the Willits Rugby Field plans to construct 16 two-bedroom affordable housing units, each approximately 950 square feet. The project aligns with the 2020 Basalt Master Plan’s goals of promoting affordable housing and sustainable development.
Basalt Vista Affordable Housing Community
Located behind Basalt High School, this 27-unit development offers permanently affordable homeownership opportunities. The net-zero homes utilize green-building technologies, providing energy-efficient living spaces for teachers and essential workers in Pitkin County.
New Developments
Several new projects are contributing to Basalt’s housing landscape:
The Hub at Willits
This 53,000-square-foot, four-story affordable housing project accommodates Aspen Skiing Company employees and other local workers. The development includes 43 units ranging from dorm-style to two-bedroom apartments and is Colorado’s first fully electric multifamily building, powered by an 80-kilowatt bifacial solar panel system.
Basalt Center Circle
A mixed-use development featuring 65 residential units, with 25% designated as affordable housing. The project includes studio to three-bedroom apartments and ground-floor commercial spaces, such as a grocery store and café. Amenities encompass green spaces, bike storage, and EV charging stations.
These initiatives reflect Basalt’s commitment to balancing growth with affordability, ensuring the community remains accessible to a diverse population.
